Drain Your Yard Before Your Yard Drains You.

Effective drainage solutions more affordable than your average plumber.

If your yard gets constantly flooded even after a night of downpour–it’s not mother nature’s fault–there’s a much deeper issue. Literally. We’ve spent the last 2 decades building and inspecting thousands of drains across the Pacific Northwest, and we’ve seen it all.

Overnight Rain Shouldn’t Flood Your Yard

If your lawn looks like a minefield of storm water puddles, there’s a few different possibilities: You either have clogged gutters, cracked or collapsed drain pipes. Or, you’re missing an effective drainage system in place to prevent flooding in the first place…

Here’s What Doesn’t Work

Some homeowners try to drain their yard with quick-fix solutions that don’t actually work: “Just adding mulch” to soak up the water will just leave your mulch waterlogged. And dumping gravel or dirt into muddy zones will hide the water temporarily, but will eventually wash away or just become soaked as well.–and back the water goes…

So instead of slapping on backyard band-aids, call the Rain Pros.

Why We’re Different:

Thorough Drainage Inspection

With nearly 2 decades of experience and a full suite of specialized inspection tools including locating sondes, hydro-jetting equipment, mechanical snakes, and high-definition color cameras — we’ve inspected thousands of storm and groundwater drainage systems across the Puget Sound Region.

Your One-Stop Shop for Proven Drainage Solutions

Once we’ve identified the problem, we don’t hand it off — we fix it ourselves. From repairing existing systems to installing brand-new drains, our team delivers long-lasting solutions designed to protect your property from excess water.

We specialize in surface water control and offer a full range of drainage options, including:

  • Foundation Drains – keeping water away from the base of your home.

  • French Drains – redirecting groundwater before it saturates your lawn.

  • Downspout Drains – moving roof runoff safely away from structures.

  • Channel Drains – preventing pooling on driveways, patios, and walkways.

No matter the size of your property, our tailored drainage systems are built to handle the heaviest Northwest downpours — keeping your home, landscaping, and hard surfaces dry and protected.

Start To Finish Solutions At Half The Cost Of A Typical Plumber

Because we provide the inspection and perform the excavation with our own hands, we don’t charge an arm and a leg–unlike other companies that have insane markups due to working with subcontractors… Our team is built around people who care about your lawn more than you do, and we go the extra mile so that it looks just as sharp as your home.

Annual Drain Maintenance Backed By A Lifetime Warranty

While most homeowners wait for floods to pop up in their backyard before calling someone, we offer annual drain maintenance to prevent any issues before they arise. And if you’re still on the fence, our lifetime warranty on drainage systems we install means if anything goes wrong, we’ll come back and make it right. Guaranteed.

The Team Trusted By Many

With almost 20 years in business–we don’t call ourselves “pros” for no reason. Our commitment to excellence and service is represented by our A+ rating with the Better Business Bureau (BBB), and is backed by consistent Super Service Awards for dozens of years. We walk the talk.

“When the drain was installed several years ago, his team was hardworking, skillful, and careful not to damage the surrounding landscaping. In the rainy season, it pulls a lot of water out of yard. I pay Rain Pros every year to make sure the French drain is working well (free of clogs) and that the sprinkler system is ready to run for the season. It's a good investment, and I'm happy with the service. Thanks to Aaron and the team at Rain Pros!”

You’re One Call Away From Draining Those Floods For Good

When you want to use your lawn again or keep your basement dry, let’s take care of those floods with a solution that will last – at half the cost of a typical plumber. Give us a call and we’ll set up an inspection.

No, this is only for storm and ground water drainage, as we don’t provide sewage solutions.

While some homeowners expect the color camera inspection, it’s our last resort option as our other inspection tools like the jetters and snakes typically get the job done. In ground drain lines are often filled with sediment and/or muddy water. This blinds the camera, in some cases the camera can provide important information, but its back up to other methods because of how often we can’t actually see what we need to see.

Our pricing depends on the problem at hand, and which solution will work best for your home. Our standard labor rate for inspections and repairs is $129/hr per technician, our trucks usually have 2 technicians, usually half the price of a typical plumber or emergency “roto” type company. When it comes to installation of systems, our bids are completely free and no obligation.

Right away. If your lawn stays flooded after it rains and doesn’t drain on its own, that’s a red flag. Letting it sit can lead to long-term damage. Not just to your yard, but potentially to your home too.

Here’s what can happen if you wait:

  • Grass and plants start to die off from oversaturation
  • Soil erosion that ruins your landscaping
  • Standing water breeds mosquitoes and pests
  • Water seeps into your foundation, causing cracks, mold, or basement leaks

The sooner we assess the issue, the easier (and cheaper) it is to fix. Waiting usually just makes the problem bigger and more expensive down the road.

Drain inspection and repairs usually come with a 30 day warranty. Our installations come with lifetime warranties assuming proper maintenance.

We prefer to schedule 4 hour visits unless there are reasons to believe the inspection/repairs will be meaningfully longer or shorter. However, we only charge for the time and materials needed.

No, but it is recommended.

Here are the most common warning signs:

  • Standing Water – Puddles that linger on your lawn, driveway, or patio after it rains.
  • Soggy or Muddy Lawns – Grass that never seems to dry out, even in lighter rain.
  • Erosion or Washed-Out Areas – Soil or landscaping that looks displaced or uneven.
  • Water Near the Foundation – Pools of water along the base of your home or building.
  • Cracked, Settled, or Sinking Areas – Driveways, walkways, or patios showing uneven settlement caused by excess water below.
  • Overflowing or Backed-Up Drains – Yard or downspout drains that can’t keep up with heavy rain.
  • Mildew, Moss, or Excessive Moisture – Growth along walkways, siding, or retaining walls where water is consistently trapped.
  • Basement or Crawlspace Dampness – Persistent moisture or musty odors indoors, pointing to poor exterior drainage.
